영구임대주택 임차가구의 삶의 질에 영향을 미치는 요인에 관한 연구

경제가 발전하고 의식이 변화함에 따라 삶의 질에 대한 관심이 높아지고, 삶의 질을 측정하는 지표도 양적 측면에서 양적·질적 측면을 동시에 활용하는 방향으로 변하고 있다. 이러한 경향에 따라 사람들의 삶의 질과 관련된 연구도 점차 확대되고 있다. 그러나, 우리 사회의 대표적인 저소득계층인 영구임대주택단지 임차가구의 삶의 질에 대한 연구는 없는 실정이다. 본 연구는 영구임대주택단지 임차가구의 삶의 질에 영향을 미치는 요인을 분석하는 것을 목적으로 한다. 이를 위해 선행연구와 영구임대주택 임차가구의 특징을 종합적으로 고려하여 임차가구의 삶의 질에 영향을 미치는 요인으로 주거환경(아파트 크기, 부대복리시설), 경제 상황, 이웃과의 관계, 신체적 건강, 문화․여가생활, 공동체의식, 영구임대주택정책을 선정하였다. 서울, 인천, 경기도의 대표적인 영구임대주택단지인 월계단지, 중계9단지, 삼산단지, 하안13단지에 거주하는 가구를 대상으로 설문조사가 실시되었다. 본 연구의 모형에 대한 회귀분석 결과, 사용된 독립변수들이 삶의 질에 영향을 미친다는 가정에 위배되지 않음을 확인할 수 있다. 본 연구를 통해 도출된 시사점은 다음과 같다. 첫째, 영구임대주택단지 임차가구들은 삶의 질에 불만족을 느끼는 경우가 더 많은 것으로 나타났다. 둘째, 삶의 질 결정요인들 중에서 아파트 크기, 부대복리시설, 경제적 형편, 신체적 건강, 문화·여가활동, 공동체의식에 대해서는 불만족을 더 많이 느끼고, 이웃과의 만남과 임대주택정책에 대해서는 만족을 더 많이 느끼는 것으로 나타났다. 이에 대한 차별적인 정책적 노력이 필요하다. 셋째, 상기 결정요인에 대한 만족도는 개별 특성, 즉 거주기간, 연령, 입주유형, 단지에 따라 다르게 나타났다. 넷째, 회귀분석 결과 본 연구의 삶의 질 결정요인들은 영구임대주택단지 임차가구들의 삶의 질에 영향을 미치며, 특히 아파트 크기, 부대복리시설, 경제적 형편은 영향의 비중이 매우 큰 것으로 나타났다. 다섯째, 임차가구의 주관적인 판단과 전문가들의 객관적인 판단을 종합하는 연구가 필요하다. 마지막으로, 영구임대주택단지 임차가구의 삶의 질과 관련된 다양한 학문적 연구가 활성화되어야 한다.
Abstract
Economic development and changes in value have increased the interests in quality of life, and its indicators have changed from quantitative to quantitative and qualitative indicators. The trends have promoted the studies on quality of life. But, there is no research on life quality of tenants living in permanent rental apartments, who are low-income class. The purpose of this study is to analyze factors to have effects on life quality of tenants in permanent rental apartments. The dependent variable of the research model is the quality of life and its independent variables are residential environment, economic situation, relationship with neighbors, health, cultural and leisure activities, community spirit, and permanent rental housing policy. The samples are 226 households in Weolgye, Junggye(Seoul), Samsan(Incheon) and Haahn(Gyeonggi-do) complexes. The result of regression analysis shows that the regression model is statistically significant. The policy implications are: (1) more respondents are unsatisfied with life quality; (2) more respondents are unsatisfied with apartment size, welfare facilities, economic situation, health, cultural and leisure activities, community spirit and satisfied with relationship with neighbors and permanent rental housing policy; (3) feeling of satisfaction with the independent variables are diverse by residential period, age, living-in type and complex; (4) the independent variables have effects on life quality of tenants; (5) systematic studies based on tenants' demands and experts' judgments are needed to improve life quality of tenants; and (6) researches on life quality of tenants should be increased.
