최근 건설 프로젝트의 전 생애 주기에 걸쳐 발생하는 다양한 건설정보를 통합적으로 관리할 수 있는 프로세스 기반으로써 Builing Information Modeling (BIM)에 대한 필요성이 강조되어 왔고, 국내 공공 및 민간 프로젝트에서 BIM 기술의 적용을 의무화하는 추세이다. 이러한 흐름에 따라 본 연구에서는 BIM을 활용하여 한국기술교육대학교 본교에 건립 된 임대형 민자사업(BTL) 기숙사 건물에 대해 건설비용 산정의 기초가 되는 적산의 자동화와 다차원 BIM 모델링 및 실시모형 제작을 통한 시공성검토, 작업분류체계를 이용하여 내역체계와 연계된 공정계획의 기초인 주요공정의 공기산정을 위한 생산성 분석을 실행하였다. 이를 기반으로 체계적인 층별, 공종별, 부위 및 공법별 물량산출 방법에 대하여 제시하였으며 세분화된 부위정보를 포함한 객체의 개념을 적용하여 원가와 공정의 통합관리 체계에 대해 기초연구를 수행 하였다.
Abstract
The Building Information Modeling (BIM) process is recently getting an increased attention in construction industry because it serves as an integrated project controls tool throughout the building life cycle. BIM makes it possible to effectively control scattered construction information in the project execution process, thus the Korean construction industry has adopted this new process to both public and private sector. This research involves implementing the BIM process to model a dormitory building to be built inside the main campus of the Korea University of Technology and Education under the Built-Transfer-Lease (BTL) contract. Research contributions include executing automated quantity take-off, constructability review by building physical model of the building, planning and scheduling exercise through developing Work Breakdown Structure(WBS), and integrated cost-schedule control system development.
