항공사진을 활용한 개별공시지가 조사의 개선방안에 관한 연구 - 광양시를 중심으로 -

Abstract

This study suggests a reform measure using aerial photographs on the survey of land property, which has strong effect on the assessment of individual public land price, by analysing the survey process problems in relation to the civil appeals on the individual public land price. The survey of land property causes the number of civil appeals as it is implemented within a relatively short period compared with the huge workload with the 2D drawing map for land price. However, the number of parcels can be surveyed regardless of any weather condition in a relatively short period, if the survey is implemented with aerial photos. Furthermore, the survey with aerial photos can secure public confidence, decrease civil appeals, and reduce the budget. While it seems that the further studies on the renewal cost of aerial photos, the favourable time to take a picture, the development of software, the enactment for relevant regulation, the procurement of manpower, and the schedule for aerial photographing are required.
