Abstract
This paper examines the determinants of factory prices in industrial complexes. Despite industrial complexes’ important role as core growth engines of the Korean economy, there is a dearth of real estate research on this topic. This study attempts to explain the determinants of sales prices for factories located in industrial complexes. The empirical analysis actual real estate transaction data collected from 317 factories in the Si-hwa & Ban-woul Industrial Complexes. Given the lack of related studies and empirical findings in this area, this study may serve as a starting point for future research in the industrial real estate field. The study is unique in its use of actual transaction prices rather than asking prices as well as its use of two distinctive sales price determinants, namely, facility and business type characteristics. Before this study, these representative features of industrial properties had not been formally examined. The results show that sales prices of factories in industrial complexes are affected by the following factors: location (highway accessibility and adjacency to intersections), building characteristics (size, age, ceiling height, and parking), facilities (hoist, energy, and sewage facilities), business type (machinery, electric, chemical, and metals), and macro-economic conditions (GRDP, interest rates, and employment rate).
